This is a property tax form to help you bring sales that occurred
before and after
January 1
back to the universal appraisal date of January 1.

Theoretically, all property is appraised on January 1.

There are forms on the Harris County Appraisal District's site for many things and these forms are at

For the form of Harris County Appraisal District, HCAD 25.25rp, you will find that it is now unavailable from the HCAD website as of March 2002.  Why?...

Worksheet B For Calculating Time-Adjusted Sale Prices

Time adjustment corrects sale prices to reflect what the property would have sold for as of January 1. For example, if properties in an area are increasing in value at a rate of 1% per month, a property that sold for $105,000 in July of

2000 would have sold for $100,000 in January of 2000. If you are using sales that before or after January 2000, you must time adjust those sale prices for most areas in Harris County .HCAD provides a list of time adjustment factors for each School district. This worksheet assumes you will use those factors. You can also calculate your own time adjustments, but you may need the assistance of a real estate professional to do So.

Step 1: List the Time Adjustment Factor for your Neighborhood: NBHD. _______ Factor:______

Step 2: List sales that occurred earlier than January 2000 and calculate the adjusted sale price

Multiply Column 4 by Column 5

Add 1 to result in Column 6 (for example, 1 + .04 = 1.04.)

Subtract result in Column 6 from the number 1 (for example: 1 minus .04 =0.96)

*Use this table to calculate months between January 1, 2000 and the sale date .

Number of months between sale and January 2000 – pick year of sale and look under month in which sale occurred.
